Aurora Glazed Rooms was approached with another unique challenge: to design and build a glazed kitchen extension for a newly constructed cottage in a picturesque conservation village in North Yorkshire.
The brief and process.
Although the property was a new build, strict planning constraints had limited its footprint and window openings. The homeowner’s vision was clear — they needed more space for a dining table in the kitchen and a light airy space that felt spacious and connected to the outdoors so they can enjoy the views into their beautiful garden.
The project required careful navigation of two major hurdles:
- Planning approval within a conservation area
- Discharge of a covenant that gave local authorities veto rights over any new structures
Aurora’s in-house design team managed both processes seamlessly, securing the necessary permissions and clearing the way for construction.
The Architectural Design: A Thoughtful, Contextual Approach
The design challenge was how to make a neat and watertight junction to the property on two elevations. The homeowner wasn’t happy with the idea or look of a flat roof, which may have been the obvious and simplest solution here. A hipped roof (a roof that would be pitched on four elevations) would have also been the go-to solution but didn’t align with the local vernacular architecture, which favoured gabled designs.


Instead, Aurora proposed a reverse single-pitch roof, offering a modern yet sympathetic solution. The extension was constructed using:
- Matching stonework
- Painted Accoya timber framework
- Natural clay roof tiles
- High-performance glazing
These materials were chosen to blend beautifully with the conservation surroundings and meet local aesthetic standards.
Technical Considerations
Due to the extension’s integration with the main house and its non-translucent roof, full Building Regulations approval was required. Aurora handled all technical aspects, including:
- Structural calculations
- SAP energy performance assessments (Approved Document L – Conservation of Fuel and Power)
- Detailed compliance documentation
All of this was included within the project scope and managed by Aurora’s expert team.

The Build
To reduce on-site time and disruption, Aurora completed much of the work off-site:
- Pre-manufactured sustainable timber framework
- Sourced conservation-approved materials in advance
Our client opted for our turnkey offer where the on-site build was carried out by the Aurora team and our management of our regular trusted sub-contractor team – in this instance plasterers and electrician.

The Result: A Light-Filled, Functional Space
The finished extension delivers exactly what the client envisioned:
- A spacious kitchen-diner with room for entertaining
- A bright, open view to the rear garden
- Seamless integration with the existing property
